Your resident portal allows you to see the balance on your account and submit and track any maintenance requests. In the future the portal will be a place that you can check regularly for any communications from your building team.
When you apply online you will be given access to the portal and once approved you will have the ability to use all the functionality provided to check balances and submit maintenance requests. If you did not apply online, please contact your site office to obtain your secure access code.
Your apartment must be returned in the condition in which you moved in. Any major damage caused as a result of your residency, will be charged back to you for repairs.
In Ontario, your written notice must be provided 60-days prior to your intended move-out date, after the completion of your first full lease term. This will always fall on the first of the month. Any variances or deviations from this should be addressed with the appropriate leasing administrator. Written notice to terminate a lease must be submitted to your leasing administrator. Unless there is an emergency, 24 hours notice is required before your landlord can enter your apartment. Approval to enter is given as a component or your maintenance request, or you will receive a notice from your property team.
Yes, at a minimum Sterling Karamar completes an annual inspection to ensure your apartment is safe and in good condition. Further inspections may be necessary if maintenance is needed.

If utilities are not included as part of your rent, please pay directly to your utilities billing provider by the date due to avoid late payment penalties. Many billing providers have customer portals to assist you with payments or monitoring your usage, please contact them directly for assistance.
Online payments can be arranged through your resident portal. Automatic withdrawal ensures your rents is always paid on time and avoids late payment concerns. If you do not have access to your portal, please contact your building staff or rental administrator.
If you have received an "N4 - Notice to End a Tenancy Early for Non-Payment of Rent", this means your rent for the corresponding month was outstanding and we had no record of payment at the time the notice was issued. This is a first warning for a late rental payment. Please ensure that the balance listed on the notice is paid in full by the due date, or legal action may be taken with the Landlord and Tenant board. Payments can be made at your area site office or online through our resident portal.
If you believe you have received the notice in error, please contact your area site office and speak with your leasing administrator.
Late payment of rent is in breach of your rental contract. If your rent is late, please contact your property team to arrange payments and to avoid legal actions.

Renters insurance can be obtained through any insurance company at a minimal monthly cost. You can also access https://www.tenantsure.ca/ for discounted rates, directly through your resident portal.
A renters insurance policy is a group of coverages designed to help protect renters living in a rental apartment. A typical renters insurance policy includes various types of coverage that help protect you, your belongings and your living arrangements after an event such as flood, fire or theft. Policies may include coverage for personal property, liability, and additional living expenses. Many landlords require proof of insurance as a condition of your lease.
Once your completed application has been received you will be contacted within 48 Hours with regards to your approval and to confirm the future payment and move-in procedures.
If the applicants do not qualify for an apartment, we can request a Guarantor. A guarantor is a responsible party (which is a parent in many instances) that signs on to the lease and agrees to "take on," or assume, the obligations set forth under the lease, most notably the payment of rent.
